M Property has signed with Marriott International to bring the Gold Coast’s first Westin to 3321 Surfers Paradise Boulevard: 138 keys across levels 6 to 25, operated by La Vie Hotels & Resorts, anticipated to open in late 2029.
At the crown of the tower sit forty residences, independently owned and serviced, with a separate arrival and a release of their own.

The distinction begins at the door.
Residents arrive through their own entrance and travel by their own lifts, past the hotel rather than through it. Downstairs, the Westin serves its guests. Home begins separately.

The proposed residential service model is being shaped around the way owners actually live: shopping carried from the valet to the kitchen, a home prepared before arrival, and gatherings handled without turning the evening into work. Service details remain subject to the final residential arrangements.

The penthouse
At the crown, the rooftop belongs to the penthouse.
Its pool, terrace and entertaining spaces form part of the residence, not a shared amenity. Plans and pricing will be presented in preview appointments before the public launch.
